Dawson's Development Services team brings the perspective of a working general contractor to every phase of a development: due diligence, feasibility, entitlement, design, capital planning and construction. Whether we are acting as an owner's representative for a developer client or partnering on a design-build delivery, our job is to surface risk early, sharpen the pro forma and make sure the building that gets built matches the numbers it was modeled on. We know what it takes because we do it ourselves. In 2024, Dawson broke ground on its own Bellingham campus, and that firsthand development experience informs every project we consult on.

Most general contractors show up after the financing has closed and the drawings are done. Dawson is different. Our Development Services team gets involved early, often at the napkin-sketch stage, to help owners and developers stress-test their assumptions before they commit capital. Site constraints, utility costs, regulatory risk, schedule realism, market pricing: we translate each of these into dollars and weeks so the pro forma reflects what the building will actually cost to build.

The work behind this capability speaks for itself. Dawson built Eleanor Apartments, KERF Apartments and the Samish Commons Redevelopment in Bellingham. We delivered Laurel Forest and Bakerview with industry-leading WMBE participation. We broke ground on our own multi-building Bellingham campus in 2024. When we consult on your project, we bring the exact discipline we use to protect our own capital.

Development is a risk-management business. The earlier a builder is in the room, the fewer surprises land on the pro forma later. That is the value we bring.
