They need to hear it from us first, not from a vendor, not from a permit officer, not from a subcontractor in the parking lot.


Every Dawson project has a weekly owner update. Schedule status, budget status, change-order status, risk log, decisions needed. The agenda is the same every week so owners do not have to translate what we mean. The first time an owner hears about a risk is the week we see it, not the week we cannot solve it. The Burlington Volunteers of America Ballington Flats housing project ran three years. Inflation hit 15%. Our final close came in 1.5% over the original preconstruction estimate. Owners do not get that without a builder who tracks budget weekly and raises every red flag before it becomes a change order. We teach this on every Dawson project team. If the owner finds out about a problem from a subcontractor, an inspector, the architect, the local newspaper, or anyone other than us, we failed.
