
Dawson Construction delivered Cedar Grove Apartments, a 101-unit residential community in Bellingham, Washington, developed by DCI Multi-Family LLC and Filippini, LLC. The project includes two three-story wood-framed buildings totaling 95,300 square feet, offering a mix of studio, one-bedroom, two-bedroom, and three-bedroom apartments, including 3 ADA-accessible units, on a spacious 182,000 square foot lot.
Designed by TRC Architecture, LLC, the modern apartments feature high ceilings and open floor plans with wood-plank vinyl flooring in living spaces and carpeted bedrooms. Kitchens include high-quality maple cabinetry, quartz countertops with eating bars and windowsills, stainless steel appliances, and generous natural light. Every unit is equipped with forced-air electric heating, low-profile LED lighting, quartz windowsills, and high-efficiency in-unit washers and dryers. Ground-floor units feature stamped architectural concrete porches with privacy screens, while upper-level units include aluminum deck porches.
Community amenities were designed around resident quality of life: a storage building with individual small storage and garage storage units, ample bike racks, a covered mail area, an interior dog washing station, and a large outdoor children's play area. Site work included 63,000 square feet of parking providing 159 stalls, stamped architectural concrete approaches to building entries, and a stormwater management pond. The result is the kind of large-scale residential construction that prioritizes daily quality of life over unit count.
