DESCRIPTION: Complete renovation of a 1903 three-story brick building in downtown Bellingham. The building is on the National Historic Registry. The upper 2 floors, which used to be vacant hotel rooms, were rebuilt into 20 efficiency apartments. The ground floor, which previously housed two commercial tenants, was presented as core and shell space for future commercial tenants. Construction involved seismic stabilization of the unreinforced masonry walls, reinforcing the floor and roof systems, and adding two new concrete shear walls from the ground to the roof level. The historic fabric of the building was preserved and renovated which includes brick masonry walls, wood windows, and natural wood trim and doors in the common area, staircases and hallways. Complete new mechanical, electrical, fire sprinkler, and exterior steel stair systems were added to bring the building up to current life/safety codes.
